A partially completed development of 51 canalside homes in the emerging redevelopment of Stretford town centre is being marketed for sale. The ‘Edgewater View’ properties are taking shape on the site of the former industrial site next to the Bridgewater Canal, known as the Royal Canal Works. Plans for the 40 apartments and 11 townhouses off Edge Lane, close to the Stretford Metrolink tram stop, were approved in 2022.
But a ‘matters application’ has now been submitted for more detailed works, including a surface water disposal scheme, its waste management strategy, EV charging points, cycle storage, external lighting, and bat boxes. Planning permission for the Royal Canal Works site was originally granted in 2018, but according to applicants RCW Stretford Ltd and Southway Housing Trust , the shift to working from home following the Covid pandemic and changing landscape of Stretford as Chester Road and Edge Lane regeneration continues has lead to revisions.
The fabric of the buildings externally looks complete, although there appears to be much work to be done. Meanwhile, the developer CERT is marketing the development as ‘a collection of 40 stylish one and two-bedroom apartments complete with private balconies and secure undercroft parking’.

The building was scheduled for completion before the end of 2024, but that deadline has passed. CERT’s website says the homes will be available through shared ownership offering ‘an ideal and affordable opportunity for first-time buyers’.
In addition, the canal-side townhouses will comprise four and five bedrooms. They will feature private terraces and offer ‘stunning waterfront views’, the website says.
