New 87-home estate planned for unmanaged grassland and bus storage yard

A new estate of 87 flats and houses is planned for an area of grassland between Radcliffe and Bury.

Westchurch Homes have lodged plans with Bury Council for the development off Dumers Lane, close to the Bealey Industrial Estate.

The majority fo the site is described as a ‘mosaic of unmanaged neutral grassland, bramble scrub, willow scrub and scattered self-seeded trees’. The current use of the remainder of the area is hard standing yards used to store buses and other vehicles, industrial buildings and a car wash.

There are also existing houses along the south-eastern frontage of the site across from Dumers Lane. Westchurch said they plan to build a combination of flats, terraced, detached and semi-detached housing.

There would be 18 one-bed flats, 14 two-bedroom houses, 34 three-bed houses and 21 with four-bedrooms. The plans include 142 parking spaces for residents and their visitors.

The developer said the ‘proposal constitutes a 100 per cent affordable scheme, offering high quality accommodation options for those who cannot afford the market equivalents’.

They added that the re-use of a brownfield site would reduce pressures on green belt land. A planning statement from Westchurch, said: “The proposal has been arranged to best respond to the site’s context and address the site constraints by seeking to strike a balance between private amenity space and developed land.

“The site provides suitable separation distances between the residential uses on the site and to the neighbouring residential and employment uses. “Access will be via Dumers Lane, with a central road running through the site and splitting to create cul-de-sacs.

“The overall design aspirations have been to provide high-quality living accommodation across the site. “A good diversity of house types are proposed to cater to varying needs.

Buildings will range from two to 2.5 storeys. “The site is considered to be in a sustainable location for housing within the urban area and sitting outside the green belt.”

Planners at Bury Council will now consider the plans.
